What Our Kitchen Remodels Include

A kitchen remodel with Tad Oliphant Construction covers every phase of the project, from the first swing of the demo hammer to the final coat of paint around the trim. We manage the entire scope of work so you deal with one contractor, one timeline, and one point of accountability.

Demolition and site preparation. We strip the kitchen down to the studs when a full renovation calls for it, or selectively remove only what needs replacing. Proper containment and dust barriers protect the rest of your home throughout the process. We handle all debris removal and dump runs.

Layout changes and structural modifications. If you want to open up a wall, add an island, or relocate your sink and appliances, we manage the structural work required to make it happen. This includes header installation for load-bearing wall removals, floor patching, and subfloor leveling to accommodate new configurations.

Cabinetry. We install stock, semi-custom, and custom cabinetry from a range of manufacturers. We'll help you choose between framed and frameless construction, soft-close hardware, and organizational inserts based on how you actually use your kitchen. Cabinet selection is one of the biggest decisions in any remodel, and we walk you through the options without pushing you toward the most expensive choice.

Countertops. We work with quartz, granite, butcher block, laminate, and solid surface materials. Each has trade-offs in durability, maintenance, heat resistance, and cost - and on the coast, moisture resistance matters more than it does inland. We'll explain which materials perform best in your situation and coordinate templating, fabrication, and installation.

Flooring, backsplash, and finishes. Tile, luxury vinyl plank, hardwood, and sheet flooring are all options we install regularly. For backsplashes, we handle tile layout, pattern planning, and grouting. We also take care of trim, molding, paint, and all the finish details that make a kitchen feel complete rather than just functional.

Lighting and electrical. Recessed lighting, under-cabinet LEDs, pendant fixtures, and dedicated appliance circuits are common additions during a kitchen remodel. We coordinate all electrical work through licensed electricians and ensure everything is permitted and inspected to code.

Plumbing coordination. Sink relocations, new dishwasher lines, garbage disposal installation, and gas line work for ranges are handled by licensed plumbers we've worked with for years. We schedule and manage the plumbing phases so they align with the rest of the build - you don't need to coordinate separate contractors yourself.

Kitchen Remodeling for Coastal Homes

Kitchens on the Oregon Coast face conditions that inland homes never deal with. Lincoln County averages over 60 inches of rain annually, and the persistent moisture - combined with salt-laden air from the Pacific - creates an environment where material choices matter more than aesthetics alone. A kitchen remodel is a chance to get ahead of problems that coastal humidity has been quietly causing for years.

Moisture-resistant materials throughout. We specify materials rated for high-moisture environments in every coastal kitchen we build. That means moisture-resistant drywall behind sinks and dishwashers, sealed and finished cabinetry that resists warping, and flooring materials that won't buckle when humidity spikes during the wet season. Where we find existing moisture damage during demolition, we address it before new materials go in.

Ventilation that actually works. Proper range ventilation is important in any kitchen, but on the coast it's critical. Excess cooking moisture with nowhere to go leads to condensation on windows, mold growth in cabinets, and accelerated deterioration of finishes. We install range hoods that vent to the exterior - not recirculating units that just push steam back into the room - and verify the ducting is properly sealed and insulated to prevent condensation in the vent run itself.

Older coastal home challenges. Many homes in Lincoln County were built decades ago with non-standard framing dimensions, outdated electrical panels, and plumbing that no longer meets code. A kitchen remodel in a 1960s beach cottage is a different project than one in a 2010 custom build. We have years of experience working with older construction - adapting new cabinets to out-of-square walls, upgrading electrical service to handle modern appliance loads, and replacing galvanized plumbing that's corroded from the inside out.

Vacation rental kitchens. Lincoln County has a large vacation rental market, and rental kitchens take more abuse than primary residences. If you're remodeling a kitchen in a rental property, we'll help you choose materials that balance durability, appearance, and cost - surfaces that resist scratching and staining from guests who aren't as careful as you'd be, hardware that holds up to heavy use, and layouts that accommodate multiple cooks who don't know where anything is.

How a Kitchen Remodel Works

Every kitchen remodel follows a structured process. Knowing what to expect at each phase eliminates surprises and keeps the project moving on schedule.

Initial consultation. We visit your home, look at the existing kitchen, discuss what you want to change, and identify any potential challenges - structural walls, electrical panel capacity, plumbing access, or code requirements that will affect the scope. This visit is free and comes with no obligation.

Design and material selection. Based on the consultation, we develop a scope of work that covers layout, materials, fixtures, and finishes. We'll present options at different price points so you can make informed decisions. You choose the cabinets, countertops, flooring, tile, hardware, and fixtures. We provide guidance on what works and what doesn't in coastal environments, but the decisions are yours.

Permitting. Kitchen remodels that involve structural changes, new electrical circuits, or plumbing modifications require building permits in Lincoln County. We handle the entire permitting process - submitting plans, coordinating with the building department, and scheduling all required inspections. You don't need to visit the permit office.

Demolition. Once permits are issued and materials are ordered, we set up containment barriers to protect the rest of your home and begin demolition. This is when we discover what's behind the walls - and on coastal homes, that sometimes means moisture damage, outdated wiring, or deteriorated plumbing that needs to be addressed before new work goes in.

Rough-in. Plumbing, electrical, and any structural modifications happen during the rough-in phase. Licensed subcontractors install new supply lines, drain locations, circuits, and outlets according to the approved plan. This work is inspected before we close up the walls.

Finishes. Drywall, cabinets, countertops, flooring, backsplash, fixtures, appliance connections, trim, and paint go in during the finish phase. This is the longest and most visible part of the project, and it's where the kitchen starts looking like a kitchen again. We coordinate the sequencing so each trade follows the previous one without gaps in the schedule.

Final walkthrough. Before we call it done, we walk through the finished kitchen with you. We check every detail - drawer alignment, door operation, fixture function, grout lines, paint touch-ups, caulking - and address anything that isn't right. The project isn't complete until you're satisfied.

Timeline expectations. A standard kitchen remodel runs four to eight weeks depending on scope. Layout changes, custom cabinetry, and material lead times can extend the timeline. We provide a realistic schedule at the start and update you if anything changes. Oregon Coast weather doesn't affect kitchen remodels the way it affects exterior work, so rain delays are rarely a factor.

Kitchen Remodeling FAQ

Most kitchen remodels take four to eight weeks from demolition to final walkthrough, depending on the scope of work. A straightforward cabinet and countertop replacement on an existing layout runs shorter, while a full gut renovation with layout changes, new plumbing runs, and electrical upgrades will take longer. We provide a detailed timeline during the planning phase and keep you updated throughout the project.

Yes. Layout changes are one of the most common requests we handle. This can include moving the sink, relocating appliances, removing or adding walls, expanding the footprint into an adjacent room, or adding an island. Layout changes typically require moving plumbing and electrical, which we coordinate with licensed subcontractors. We handle the permitting for any structural or mechanical changes.

Most homeowners stay in their home during a kitchen remodel. We set up dust barriers to contain the work area and try to maintain access to water and basic cooking facilities when possible. For full gut renovations, there will be a period of several days when the kitchen is completely out of commission. We'll give you advance notice so you can plan around it. Some clients set up a temporary kitchen in a garage or spare room.

We coordinate all plumbing and electrical work through licensed, insured subcontractors we've worked with for years. As the general contractor, we manage the scheduling, ensure the work meets Oregon building code, and handle all required inspections. You deal with one point of contact - us - rather than juggling multiple contractors yourself. All mechanical work is permitted and inspected per Lincoln County requirements.
