Dry rot is one of the most common and most destructive problems facing homes on the Oregon Coast. Despite its misleading name, dry rot is caused by fungi that thrive in moist conditions. Our coastal environment, with its persistent rain, fog, and marine humidity, creates ideal conditions for these organisms to colonize and destroy wood framing, siding, decking, and structural components.

How Dry Rot Develops

Wood-destroying fungi need four things to grow: moisture content above 20 percent, temperatures between 40 and 100 degrees Fahrenheit, oxygen, and a food source (the wood itself). On the Oregon Coast, the first three conditions are present virtually year-round. The only thing protecting your home is keeping moisture out of the wood.

When moisture barriers fail, whether from deteriorated caulking, failed flashing, or damaged siding, water begins to wick into the wood structure. Within weeks, fungal spores that are always present in the environment begin to colonize the damp wood. The decay can spread rapidly once established, often progressing behind walls and under floors where it is invisible until significant structural damage has occurred.

Warning Signs

Early detection is the key to minimizing repair costs. Watch for these indicators: soft or spongy spots in wood surfaces, paint that blisters or peels prematurely, visible fungal growth (white, brown, or dark patches on wood), musty odors near walls or in crawl spaces, doors or windows that suddenly stick or will not close properly, and any area where moisture appears to be getting into the structure.

Our Repair Process

Every dry rot repair starts with a thorough inspection to determine the full extent of the damage. We probe all suspicious areas and use moisture meters to identify wood that is at risk even if it has not yet begun to decay. We believe in fixing the entire problem, not just the visible symptoms.

Repair involves removing all damaged wood, treating adjacent areas with fungicidal borate solution to kill any remaining organisms, and installing new structural-grade lumber. We then address the moisture source that caused the rot in the first place, whether that means new flashing, improved drainage, better ventilation, or replacement of failed siding or roofing.

Prevention

The best defense against dry rot is keeping moisture out of your home's wood structure. This means maintaining your siding, roofing, and paint in good condition, ensuring all flashing and caulking is intact, keeping gutters clean and functional, and maintaining proper ventilation in crawl spaces and attics.

We recommend annual inspections of your home's exterior, particularly around windows, doors, deck connections, and any area where different materials meet. Catching moisture intrusion early can prevent thousands of dollars in rot repair.
