How Salt Air Damages Vinyl Siding and What to Do About It
Siding on the Oregon Coast takes more abuse than almost any other building component. Between the constant moisture, salt-laden winds, and UV exposure, exterior cladding that would last 30 years in a sheltered inland location often starts failing within 10 to 15 years here. Understanding your options and choosing the right material for your specific exposure is essential.
At Tad Oliphant Construction, siding replacement and repair is one of our most common services. We have worked on hundreds of siding projects across Lincoln County and have developed a clear understanding of what works and what does not in each of our service area communities.
Fiber Cement Siding
James Hardie fiber cement siding has become the gold standard for coastal Oregon homes. It is engineered to resist moisture, salt, UV, and impact damage. It will not rot, warp, or attract woodpeckers. When properly installed with the manufacturer's ColorPlus finish, it carries a 15-year color warranty and a 30-year substrate warranty.
Installation matters as much as the product itself. We follow Hardie's Zone 4 (Marine) installation requirements, which include specific nailing patterns, gap specifications, and flashing details designed for high-moisture coastal environments. Many siding failures we see are not material failures but installation failures.
Cedar Siding
Western red cedar remains popular for its natural beauty and traditional coastal look. It offers genuine rot resistance and can last decades when properly maintained. The trade-off is ongoing maintenance. Cedar siding needs to be stained or painted every three to five years, and any areas where the finish wears through are vulnerable to moisture damage.
We recommend cedar for homeowners who love the natural look and are committed to the maintenance schedule. For vacation homes or rental properties where maintenance may be deferred, fiber cement is the better choice.
What We Find Behind the Siding
One of the most important parts of any siding project is what we discover when the old material comes off. In our experience, at least half of all siding replacement projects on the Oregon Coast reveal some degree of hidden damage. Common findings include dry rot in the wall sheathing, deteriorated house wrap or building paper, corroded flashing, and even structural damage to wall framing.
This is why we always budget time and materials for repairs during a siding project. We provide a base estimate for the siding work and then address any hidden damage we find as we go, keeping you informed every step of the way with clear pricing before proceeding with any additional work.
Signs You Need Siding Replacement
Watch for these warning signs: bubbling or blistering paint, soft spots when you press on the siding, visible gaps between boards, warping or buckling, persistent mold or mildew that returns after cleaning, and any areas where moisture seems to be getting behind the siding. If you notice any of these issues, contact us for a free inspection.
