Interior Painting for High Humidity Coastal Rooms

Painting on the Oregon Coast is not a cosmetic afterthought. It is your home's first line of defense against moisture, UV damage, and salt corrosion. The paint or stain on your exterior surfaces acts as a protective barrier, and when that barrier fails, moisture gets in and damage begins. Choosing the right products and applying them correctly makes the difference between a paint job that lasts three years and one that lasts ten.

Tad Oliphant Construction provides both interior and exterior painting services throughout Lincoln County. We are not just painters. We are construction professionals who understand the building science behind proper surface preparation and coating application.

Exterior Painting

Exterior painting on the coast starts with preparation. We power wash all surfaces, scrape loose paint, sand rough areas, fill gaps and cracks with exterior-grade filler, and prime all bare wood before applying a single coat of finish paint. This prep work is the most important part of the job, and it is where many painters cut corners.

We use premium acrylic latex paints from manufacturers like Sherwin-Williams and Benjamin Moore. These products are formulated for flexibility, adhesion, and UV resistance. For homes in direct coastal exposure, we apply two full coats of finish paint over primer for maximum protection.

Interior Painting

Interior painting projects are a great way to refresh your home without a major renovation. We handle everything from single rooms to entire homes, including ceiling, wall, and trim work. We protect all flooring, furniture, and fixtures with drop cloths and plastic sheeting.

For coastal homes, we recommend mold-resistant paints in bathrooms, kitchens, and any rooms with high humidity. These products contain antimicrobial additives that inhibit mold and mildew growth on painted surfaces.

Staining and Wood Finishes

Cedar siding, decks, fences, and trim all benefit from quality penetrating stains. Unlike paint, which sits on the surface, penetrating stains soak into the wood grain and protect from within. They are less likely to peel or flake, which makes maintenance easier.

We recommend semi-transparent stains for most exterior wood applications. They allow the natural wood grain to show through while providing UV and moisture protection. Solid stains offer more coverage for wood that is past its prime but require more maintenance over time.

When to Repaint

Watch for these signs that your exterior paint is failing: chalking (a white powdery residue on the surface), cracking or peeling, fading, and any areas where bare wood is exposed. On the coast, south- and west-facing surfaces deteriorate fastest due to sun and storm exposure.
