Asphalt Shingles
Architectural (dimensional) asphalt shingles remain the most popular roofing choice in our area due to their balance of performance and affordability. High-wind rated shingles from manufacturers like CertainTeed, GAF, or Owens Corning are available with wind warranties of 110-130 mph, which covers even the worst storms we typically see.
The key to asphalt shingle longevity on the coast is proper ventilation and installation. We follow manufacturer specifications for starter strips, nailing patterns, and ridge cap installation. Shortcuts in any of these areas lead to premature failure, especially in high-wind conditions.
Metal Roofing
Standing seam metal roofing is an excellent choice for exposed coastal locations. It sheds water immediately, resists wind uplift when properly installed, and can last 50 or more years. It is also lighter than asphalt, which can be an advantage on older homes with aging structural framing.
The primary consideration with metal roofing on the coast is corrosion resistance. We recommend Galvalume or aluminum panels for any home within a few miles of the ocean. Standard galvanized steel will begin showing corrosion within a few years in direct salt spray exposure.
Moss and Algae
Moss growth on roofs is one of the most common issues we address. The combination of shade from surrounding trees, persistent moisture, and cool temperatures creates ideal conditions for moss. Left unchecked, moss lifts shingle edges, traps moisture, and accelerates deterioration.
We recommend zinc or copper ridge strips for long-term moss prevention. These metals release trace amounts of ions during rainfall that inhibit moss and algae growth on the roof surface below. Combined with regular debris removal, this can significantly extend the life of your roof.
When to Replace vs. Repair
