General Contractor Serving Lincoln City, Oregon
Lincoln City stretches seven miles along the Oregon Coast, from the mouth of the Salmon River in the north to Siletz Bay in the south. It's the northernmost community in our service area and one of the most popular vacation destinations on the central coast. The city was formed in 1965 by merging five smaller communities - Delake, Oceanlake, Taft, Cutler City, and Nelscott - and that patchwork history means the housing stock varies dramatically from neighborhood to neighborhood.
What sets Lincoln City apart from other coastal towns is the sheer volume of vacation homes and short-term rentals. Entire neighborhoods like Roads End and Olivia Beach are dominated by rental properties, many of which sit empty for weeks at a time. Unoccupied homes on the coast deteriorate faster than lived-in ones - nobody notices a small leak until it becomes a major rot problem. That's where we come in.
We're based about 25 minutes south in Siletz and have been working on Lincoln City properties since we started the business. Whether it's a D River beach access home that needs a new deck, a Taft cottage with failing siding, or a Roads End vacation rental needing a full refresh, we know the territory.
Construction Challenges Specific to Lincoln City
Lincoln City's seven-mile stretch of direct ocean exposure creates a consistent set of construction problems:
- Vacation home neglect - Unoccupied homes develop problems that go undetected for months. Small roof leaks, moisture intrusion behind siding, and deck rot spread unchecked until the owner visits and finds structural damage. We offer maintenance assessments for absent owners.
- Weather-beaten siding - Lincoln City takes the full force of Pacific storms with nothing to break the wind. Siding on the west-facing side of homes ages two to three times faster than the sheltered side. We recommend and install siding systems rated for extreme coastal exposure.
- Ocean-view deck rebuilds - Many Lincoln City properties were purchased for their ocean views, and decks are the primary feature. Original builders often used materials that haven't held up. We rebuild these decks with composite materials and stainless steel hardware that won't fail.
- Siletz Bay moisture - Properties near Siletz Bay and the Salmon River face dual moisture sources - ocean humidity and river/bay wetland conditions. This accelerates rot in foundations, subfloor framing, and crawl spaces.
- Rental-grade durability needs - Vacation rental decks, bathrooms, and kitchens see far more wear than a typical home. We build and remodel with commercial-grade durability in mind for property owners who need their investment to last.
